I'm looking for a more efficient method of searching for motivated sellers of distressed properties. Driving for dollars works but it seems there are better ways to find them.

I've been researching assignment contracts and wholesaling for a few months now and I have about 4-5 years of experience rehabbing houses so I'm familiar with the repair costs.
