Hello all, 

I am wanting to start finding private lenders to invest in my real estate deals rather than working with banks and traditional lenders. I know plenty of doctors, attorneys, dentist and other business owners I could pitch the idea of becoming my private lender, but I don't know how to start up the conversation with them. I'm looking for some insight from those that have been down this journey and have overcome this obstacle. Obviously any coaching, networking or any help is definitely appreciated. 

Post: Buying from Sheriff sales

My partner and I are looking to scale our business and look at buying some deals from sheriff sales in our areas. We are trying to line all our ducks in a row and make sure that we aren't missing something when it comes to purchasing properties from these auctions. Is there anything we should be aware of when we are buying these properties other then the fact the inside might be destroyed? Are there any other things we are liable for paying if we have the winning bid?

Hello investor community!! 

I am a flipper in Oklahoma and have gotten most of my leads from other investors. I am looking to track leads myself and reach out to them individually and cut out the middle man. 

I'm looking for advice on the best way to get in contact with owners and how my conversations should go with them and how I should start. I've never been very good at cold calling but I know part of this business is generating leads which is cold calling. I've done letters and other things in the past and had no luck, so looking to get their phone numbers and reach out to them via phone call or text. 

If you have advice on how to make letters or emails appetizing I'm all ears as well. I'm looking to grow my business in 2022 and this is an area I'm weak at and looking to get stronger in this next year.
