Hey guys. I just recently purchased my first park and the previous owner does not have leases for the lot rentals. Is this normal or should there be some documentation for renting the space? I feel like there should be... Im interested to hear your thoughts. Thanks in advance!

@Erica Harley It depends on the type of property. I will use excel if it is a deal or property in which a software application skews the numbers or you end up fighting the app to get it to accurately present. If it is 4 units and under, I will use DealCheck. They have a free app and a website you can analyze up to 10 properties for free. This helps me run the numbers on the fly and gives me the key figures I need to make a decision on whether to analyze further or not. Hope this helps! Austin

@Elizabeth Roncevic I would recommend starting small if you are worried about the math. What part of analyzing deals are you struggling with? In my analysis, I have found that the perfect property doesn't exist if you analyze every number. Those deals are usually sold off market to family and friends. That doesn't mean I ignore the math but find the 20% that dictates 80% of the outcome. The easiest way to get comfortable with numbers and the math is to run a lot of numbers on a lot of different properties. Hope this helps and let me know if I can help in any way! Austin

Hey guys, I have my first MHP under contract and was wondering what kind of rules should be enforced? Or does anyone have recommendations on books I could read on managing a park? Thanks in advance!
