This post should be required reading before posting sfr/mf valuation requests.

Thank you for your concise and informative post, it's much needed information!

I am not sure why you are even asking this question.

Are you?

The Complete Guide To Real Estate Finance For Investment Properties, 14th Edition

This looks like a good read to add to my reading. I found a 1st edition, is there much of a difference between that and the edition you have? Thanks

Hi Daria - I would imagine there is a lot of difference - PM me if you're interested.

Hi @James Haffner I have a geodatabase and more all parcels in for SnoCo; pm me if you want to know more about the property, owner and surrounding parcels, comps, etc.

'As Is' is a big tell. Contact the fine folks at the county planning dept and pull all the records for the likely tale of woe.

PS: Regarding the county folks: as you probably know, they fired all of the alcoholics (Craig Ladiser), felons (Pam Miller) and philanderers (Aaron Reardon), so you should be able to get your public records pretty much hassle-free!

Best of luck!

It's so very simple: lose the losers, or bear the loss.

You write: "I'm getting slammed on social media because I'm an investor."

Why do you care?

Jay seems to post this advice every four days - really. This should be a sticky.

These are the clear and simple instructions. Read them and profit! No magic, no tricks.
