@Noah Gregory Thanks! yes we have family on Carolina Beach who rent out their bottom level during summer with great success. Just not sure if we can afford to buy on the beach quite yet. In the future though, definitely looking into those areas. 

@Sean McDonnell I agree. On the charter boats we say people on vacation forget how to 'human' because they become so ridiculous. For some reason he has this aversion to dealing with long term tenants, I don't really understand it so we are working on that because we eventually want both types.

@Sean McDonnell thanks! We are trying to decide between Short or long term rental. We will be managing from afar. And with the virus stuff going on, not sure which one would be best to start with. Husband does not want to deal with tenants though, so leaning towards STR.

Has anyone thought about possible lawsuits from "improper cleaning" and guests getting sick? We don't have a STR yet but we run a charter catamaran with guests a week at a time. If guests get sick after visiting a property or our boat, and they blame the owner for not sanitizing correctly, will they be able to sue or anything? Logically they could have gotten sick from literally anywhere they went but if they choose to blame the rental property will that stick and can we be in trouble?

I know it’s intense and impossible to prove.

But what are shopping places that have had confirmed cases doing? I’ve seen Facebook posts like “if you were inside this gas station, on these days, monitor yourself”. But will it go further do you think?

@Avery Carl would you still recommend self managing a single short term rental if you are starting out managing remotely? We will be able to invest with a three month window to set everything up and then be gone for nine months.

@Oliver Evans ya we are loving it down here. I am a little nervous about having only 3 months a year to see properties in person and get it ready to rent, but we have other crew friends who have done it successfully. We would love to attend the August, September, or October meetups if we are around! Thanks.

@Steve Garner Thank you! I may be reaching out to you for referrals for inspectors, contractors, landscaping, etc in the near future since we don't have a team set up yet.

Hello BiggerPockets people! I am so excited to have found this community. 

My husband and I work and live on a charter catamaran as a Captain and Chef team. We are based in the Virgin Islands for nine months out of the year and have been saving up to start investing in real estate. We are very lucky to have a free place to live on the water, but that also means we have never purchased real estate and not familiar with living on land anymore... stuff like prices for lawn care, flood insurance, garbage removal etc. We are trying not to let that stop us from becoming short term rental or long term rental investors though. 

Due to the virus, we have been shut down and have all this free time for boat maintenance and more importantly real estate research! We have family in Wilmington, so would like to invest there since we know the area, have a real estate agent we trust, and have family living nearby while we are away working for most of the year. We will be investing either this fall or next fall depending on the virus situation. Would love to connect with some of you from that area!

There are forums online specifically for airbnb hosts. I would google "airbnb host forum" and get on a couple of those to start conversations. Then the ones wanting to sell will come to you. 

Super helpful video, thanks! Can't wait to start analyzing deals. Still need to figure out all the expenses for the area I am looking in though.
