Hi guys I'm a new real estate agent in north jersey, I will begin my investing career by buy my first property thru the passaic county auction. My contractor buys houses all the time in Wayne, Paterson, Clifton etc and seems never to have a problem. Usually buys, Rehabs and flips or holds. Im just worried my first venture won't go as smooth. What do you guys think?

But you need to evalute what you truly want in real estate. Wholesaling, Buy and Hold, and Flipping are very different strategies and you need to ask yourself why do you want to do real estate as opposed to expanding your other business.

And I know Jersey is quite a bit pricier than the midwest, but in my market that amount of cash could buy anything from the D class to a larger multifamily (with leverage). I think you'll really just have to sit down, evaluate all the different routes through real estate - are you buy and hold or a big pay day guy? - and then go from there.
So I guess the best answer is anything! I wish I had that to work with right now ;)

Hello to all. I just got my real estate license and and I'm very eager to get my foot in the door in this real estate game. Buying, holding, flipping, fixing etc. I am currently selling my business which is a deli and my primary residence so i can have some liquid cash to start. I was thinking maybe putting 20% down on a few multifamily dwellings. Or even buying houses in auction fixing and selling them. Or even wholesaling. My partner is an electrician and has been around construction his whole life so fixer uppers won't be such an issue. Plus we have great contractor friends that are willing to help. I want to focus on North Jersey. What do you guys think?
