What I did is I used a e mail servicing company that I personalize and, it sends e mails to all my contacts. I ask them to send me their criteria list of what they need this month. Once they send me the list I will check my database for matching product. If I don't have it I will then go to my contacts and, match it up.

From personal experience i have realized it's not how many investors you have in your group. Working with only 3 investors can actually be the best thing cause like what happened with us is the investors liked us so much they reffered other people to us. Like what James said was good check out your local real estate groups they always have a lot of investors their. Just make sure to bring a lot of business cards.

It depends on the size and price of the package. Usually we charge between 1000 and 1200 per property. If there is more than 50 or a certain dollar amount we will either cut our commission or charge a percentage. We're all about making deals work. That is why so many deals don't close. People either are greedy and wana make a million by passing a phone number or there are too many brokers involved in the transaction which 9 out of 10 times will not close.

Ok let me start off in the beginning about 3 years ago when I started into the bulk reo mayhem. I like most of these broker jokers out there believed some how that the elusive billion dollar packages did exsist. (HaHa) (I can now laugh at myself) I worked my butt off deal after deal after deal 14-16 hour days in hopes to sell that 1 huge package. Of course that deal never came. I was thinking of all the stuff I would buy and that I could finally quit my day job at "Target" I thought I would have a ferarri. Starting from January 1st of 09 until today November 17th 09 I can honestly say I am in the game. I have become more aware of what exsists and doesn't exsist. I know the real players in the game. I have closed over 100 bulk reo packages this year and, am making good money at it. I am not making millions but enough to quit my job at Target which I have finally done last week after 12 years of being there. [SOLICITATION REMOVED] I wish everyone luck in this industry. The best advice I can give people is to have a lot of patience and, don't believe everything you see or hear. People in this game are great talkers and, that is what fooled me.
