Hey guys I'm looking at investing out of state and my goal is cash flow. I own one property in CA, but I'm still new to this. I'm looking for SFR or MFR. I was wondering if you guys could tell me some cities to look into that still have great cash flow? Right now I'm looking into Huntsville Alabama, a couple cities in Wisconsin, Austin and Frisco Texas. I've seen some MFR in Alabama under 100k already rented out and cash flowing about 5-600 which seems good to me.

Hey guys, so my parents bought a rental property and they found two renters one couple who seem perfect. Their income is 3 times the monthly rent. They're credit is good and they seem like a good couple. They are willing to pay 1200 for rent. I have another older man (71 years of age) who is willing to pay 1350 monthly and 4 months rent up front as security deposit. The older man told me he went bankrupt last year and his credit is horrible. His income monthly is 6400 from retirement and pension and he has proof of this which he showed me. He went bankrupt because he was dating a 23 year old girl who he had bought a Jaguar for and a lot of other stuff and she charged up his credit cards. Well she started going crazy and ended up dying. So he decided not pay all those bills because he said he himself will be dying in couple years so what's the point. He decided to let the bills go which lead to bankruptcy which lead to the forclosure on his home. He has been having a hard time finding a home ever since. His daughter seemed pretty desperate when she came over to talk to us. She also told me she is willing to consign for him. I don't know who to give the house too. My parents think it's to risky to give it to the old man because it will be harder to evict him, but I feel like if he is willing to give 4000 as security deposit it won't be to bad. High risk equals high rewards right? Or should I play it safe? Thanks

I looked into auctions, but read that I should leave it up to the pros because of all the double loans and issues you can run into with auction homes. I don't understand how direct mail works? Do you just mail a letter to the owner of the home? What if he or she doesn't live in that house? How are you supposed to find the owner? Thanks for all the replies.

Hey guys, I have been looking to fix and flip a house for about 8 months now and cannot seem to come up on any good deals. I've been through 3 agents and all of them knew little about investing. I was wondering if any agents on the forum could help me find a house in the Stockton area? Or if anyone could give me the names of some good agents in the Stockton area?
