What is your go to method/place for finding off market properties in your market? I find myself sifting through email after email from wholesalers (some daisy chains), some are literally just excel sheets with addresses (very time consuming to analyze). Is there an easier method or something else you prefer to do?

@Nicole Heasley Beitenman I'm not sure exactly what my long term goal is yet. I know that I do want monthly residual income so renting out MF seems to be the way to go, however I am in Real Estate full time and would need to have a management company taking care of things for me.

As a Realtor I work with a lot of investors. They all have different criteria for what they're looking for and it's easy for me to take that criteria and look for specifically what they want. When it comes to investing for myself however, I can't seem to make up my mind. Would it be more beneficial to start with a fix and flip, buy and hold, or straight into MF units ready to be rented out?
Which strategy did you start with and what would you recommend is the best strategy in this market?

I have multiple investors right now all looking for the exact same thing: a GREAT deal on a 4-unit Multi-family. But my problem hasn't just been finding great deals, it's been finding 4-unit properties altogether, whether it's on or off market in Atlanta. Is any one else running into this problem?

Thank you @Kerry Hartley and @Karl B. I will def look more into C properties. I've been so much more focused on B properties but I love the insight and will def look more into C class.
