Is there a way to obtain a duplex with no money down, seller financing? Needs some work. I tried using the rental property calculator and may have been off with the numbers under the rental and purchase info. Please help. The property: 15 W Plumstead Ave, Lansdowne, PA 19050 A breakdown would be much appreciated.

How to properly input the correct data in the Purchase Info & Rental Info Rental Property Calcuator? Is there a tutorial? Do I put in the utilities expense even though the tenant will pay? Please help

I would suggest getting some reading done on buy/hold strategies Free Real Estate Investing eBook. Build up your knowledge on the subject and once you find a strategy, implement it. FHA loan could be a start with a duplex to get your feet wet in the game.

Currently my tenant pays his own utilities except water. I pay the water bill for the whole house. Am I responsible for paying the water bill in my duplex? Or should the tenant pay? I reside in PA.

Let us say you found a buyer, wouldn't the seller get frustrated to find out you made a profit of the deal? Wouldn't they just rather deal with the buyer? I'm still understanding wholesaling.

@BrieSchmidt the problem I have is starting the wholesaling process. I understand you find a deal, get it under contract, and find a buyer (get buyer under contract). It seems from my understanding and reading that there's more things involved.

I'm a real estate investor from Lansdowne, PA and my question is how do you get the capital to fund and renovate your properties? I'm interested in buying and holding properties for long term wealth and flipping and wholesaling for short term wealth. The concept of wholesaling seem relatively easy but upon doing research on the topic it has left me feeling overwhelm.

I currently own a duplex free and clear that I bought almost 3 years ago and I'm in the process of having my credit report/score reviewed, fixed, and updated by the 3 credit bureaus due to errors on their part. Once my credit has be updated and my score increase, I feel I'll be in better position to obtain a loan from a bank. While I'm waiting, making money  with wholesaling seems like the logical thing to do in terms of experience and time being not being wasted. 

Any advice and guides would be very much appreciated.

@Victoria Winters Thank you for your feedback. I can manage to put $6K - $8K down but the rest would be monthly payments depending if the owner is willing to take it. 

For investment purposes if I inform the seller that I plan to  rent out the property, could a no money down until a have a tenan renting possible in a deal? I know anything is possible.

Hello fellow BP members,

Is it possible to buy a personal home with no money down using seller financing? My wife and I are currently in the process of fixing/updating our credit. While this is occurring, I wondered if acquiring a personal home with no money down and utilizing seller financing was possible.

Currently, I own a duplex with no mortgages in Lansdowne, PA. My plan is to refinance it with a local bank and purchase more investment properties after our credit has been updated/fix thus increasing our credit score.  

Any suggestions would be much appreciated. I understand cash/capital, credit, knowledge, and reputation are the major components to be successful in this business.  Before jumping into anything I want to know what are our options.
