@Scott Mac unfortunately I’d have to start the eviction on 04/20 assuming it isn’t extended again then go through the hopefully only 2 month process, not sure if there will be an influx of people starting evictions and the process will take longer

Hello BiggerPockets Community! My name is Azeem, I’m a realtor, a facilities/project manager for 4 residential care home facilities around ct and new-er real estate investor in CT! I’m looking to start growing my buy and hold portfolio, enough to eventually quit my day job and make real estate my main focus! (both as a realtor and buy and hold investor) Eventually I’d also like to get into flipping properties but my current focus is on buy and hold properties. I currently have one 3-family investment property, and partial ownership in a single family rental. I manage these properties myself to increase cash flow.
I came across the BiggerPockets podcasts in my search for a good real estate investing podcast to listen to while driving as I drive quite a bit for work!

Hello BiggerPockets community!! New member here, looking forward to interacting in these fHaving an issue with a tenant and wanted to see if anyone else has had a similar issue or can offer advice! So we bought a duplex last year and fully renovated it (New roof, new furnace, water heaters, windows, new vinyl plank flooring, cabinets, the works... all done by licensed contractor) the tenant is claiming is heat and electric bill are too high due to in-adequate insulation. The heat/electric are the tenants responsibilty per the lease. The rent per the lease is $1100, he said he will only pay $800-$900/month. I get that this is better than no rent payment at all, but either way not right. The property is in CT where we still have an eviction moratorium until 04/20/2021. As of now I'm just collecting what he is paying, anyone have any experience with a similar situation?
