the Credit Karma app for your phone is the best in my opinion, its free and updates every 14 days, its about 10-20 points off your official score but it gives you a good idea, good luck!

if you reach out to a mortgage broker, they can help you with state specific loans. since you're in Maine, you can easily find ways to get properties in New Hampshire and Vermont but I'm not sure about anywhere outside of New England. good luck!

don't supply internet, whatever you do. it seems like a nice incentive to provide and get tenants interested if you have a multifamily but the liability is massive. good luck!

@Max T. has great advice. an established roofing company may be to let you differ payment, which would be like financing with no interest involved. they get the business, and with a signed contract can spread their payment out over the winter, when their business slows down
