Yes I will be self managing. Thank you guys for all the information very helpful. I am currently looking for a blank space contracts and applications if there are any online anyone recommends please let me know thank you guys so much.

Closing on my first multi-family this coming Friday. Im nervous and excited to start being a landlord. I am buying a triplex for 76,000 and the monthly income is 1250. Taxes and insurance about 2,400 a year. Not a bad deal I dont think. I am just wondering is there anything I need to do right away? Legal wise or tenant wise considering that all 3 units are occupied. Also I am going to send them a letter with my name and number and address. Is there anything else in the letter that I should let them know? Also if i am going to work in unit A do i have to let unit B and C know that i will be at the property? Any tips and information would be greatly appreciated.

I am just starting out in the rental business and i would like to get some of the basic laws down. I am from Ohio and I was wondering if there are any great websites that can tell me the basic laws in Ohio. I have looked up the state laws and all i can find is websites with a bunch of ads and different rules.

My main question is about entering the property. If i have to go and clean out one apartment in a triplex do i have to let the other 2 tenants know I am coming? Also what is the best way to let them know do I text, call, or mail them?

Also being my first summer of being a landlord, if I want to mow the yard every weekend do I need to let them know I will be there every Saturday morning or how should I do this?

Any information would be greatly appreciated.

One last thing i found a bunch of lease agreements and forms from www.uslegalforms.com I was wondering if anyone has ever been to that website and possibly purchased the package of agreements?

I am 24 years old and have owned 2 homes already but sold the one and live in other. I am looking for feedback and knowledge about starting out as a landlord and the steps to take. I live in a small town of Clyde, Ohio. Friday morning i am going to look at a triplex listed at 85,000 and the gross income is 1250. Two 2/1's and one 1/1. I think this would be a good starter and hopefully grown and buy more. If possible please leave information rather this would be a good buy or not i would like to get it a little cheaper right around 75,000. The taxes are about 1300 a year.Also i would like to know rather to put 20% down or more, and would it be good to do 15 year loan or 30? Any tips and information will be greatly appreciated. Thank you all.
