@Beth L. -From what I understand, seller carryback is just a loan for part of the down payment. So say you need 25% down -the seller would loan you the 10% and you would only need to come up with the 15%.
Some one please correct me if I'm wrong.

I'm with @Account Closed . We want names! I just purchased a warranty with AHS (American Home shield) after speaking with an investor who seemed to really have good experiences with them. He also mentioned HMS as one he has used.

thanks @Mehran Kamari and @Brandon Turner. Have been through the UBG a few times but have not looked at The Book on Flipping Houses. I will look into it.
James. Good to hear your experience! Thanks.

Hey everyone! My name is Ben and I am from Smithsburg Md. I'm looking to get my foot in the door investing in local real estate. Looking to increase my capital by flipping houses then transition over to long term buy and hold properties. Has this been anyone else's plan to get started? How has it worked out for you? Any suggestions? I don't have much cash up front to put in to by and hold properties so flipping seems like it would allow me to get my money back out and do more deals this way. Then with a solid financial foundation I could put money into buy and holds. What do you think?
Thanks
