Maybe I'm crazy but to me the pic suggests that clean up is occurring since the huge pile of brush in the driveway is still green although being nov at the time it might be green for awhile. The biggest thing I noticed that either means not vacant or recently vacant is the newspaper in the driveway. Pink bag suggests a paid for paper not a freebie at least in my neck of the woods it does.

I'm using list source to create a door knocking list instead of a mailing list. I need money now not 8 months from now. Don't get me wrong I'll be adding direct mail to my marketing budget after I get my first deal for future leads but I want to stop working harder and just get something. Why go door to door every day when I can focus on the doors that have equity. I "narrowed" my list to 43,000 lets say that's not what I was thinking. I want closer to 1000. What should I narrow down? and why?

When you are wholesaling what types of people/homes are the majority of your clients. I'm not going after rentals at this time although there are a lot of in-state landlords. I've seen lots that are local but they probably aren't going to be as motivated correct?

Also I made a rookie mistake and put my email address on my previous round of flyers. I got a request for my report but how do I turn them into a lead since I don't have a squeeze page yet. I'm thinking of just using spokeo and paying the $2 for their info. Does that work? I know my email doesn't have any personal info since when I signed up I put fake stuff in for privacy. Is that normal? Or do most people put their real info?

Just got an email from core logic. They offered me a discount down to .08 a lead forever. Earlier today I ended up in a meeting with a guy from a title company and they use the same provider. He stated .06 a lead so I'm going to see if that's case. Either way I have a promo code and acct manager for .08 if that helps anyone.

I've been tweeking my mailing list today and was following one of Sean Terry's lead lists. ONE HUGE thing popped out. I had a list that was 4000 names and I wanted to halve it without buying a partial list, so I added his tip to put in home values from 100K to 300K since that's my investors demo anyways and I figured it would narrow down my list and drop the million dollar homes that I won't be touching anyway. Well it narrowed my list by half but the cost more than doubled! I think I'd rather take a an hour to go through the list weeding out the high dollar neighborhoods then spending that much more starting out. Eventually when I expand to other counties then I will be fine with the added expense.

Another thing I was looking for was a very specific list on a certain subdivision and it won't let you buy a list under $50. So I'm going to have to call and see if they can tack it on to my main purchase.

I noticed you can suppress dupicates from previously purchased lists. How often do you update your lists? I'm thinking monthly so it's on schedule and that way it's always updated but I know some people only mail bi monthly. thoughts?.....

Thanks Gary Parker it's on my to do list. I've never enjoyed making websites so I think it's going to have to be outsourced. I'm also long winded in my copy so I'm working on that whenever I can too. Thanks for your help. If you come across anything free report wise that is geared towards landlords LMK. I'm still stuck but I'm thinking stress the time consuming aspect of finding good tenants.

I was surprised it took so long to find a website with a freebie from an investor.
I haven't checked out your website totally I have to get a boy to a baseball game but I was wondering how long it took to get it up and going. Not the videos but the regular content.
Websites I've done in the past take forever and I'm so busy with getting everything going I'd like to get a VA to do it.

So it took an hour but I finally found a website with a "free report". First off, I can't believe how many websites are not offering the free report even though every book I read says have a free report!
Second; It's not just a quick 1 page article you write by the seat of your pants. This one was an 18 page e-book! So on the first page on the website it said put your email and name and when you click submit it autosent the book to my email which I woudn't have known unless I checked it first. Then it took me to a page with a million questions about my property so they can send me a no obligation offer on my house. I guess if I was really serious I might fill all that out but I think my site will have a some fewer blanks.

I'm having a hard time coming up with my "free report". Everywhere says add this free report to your direct mail/website so they will call you but no one has posted an example.
Is this a one page word doc, an ebook, power point presentation? With direct mail when they call in do they leave their info and you mail it to them or a link or something?
Jason Hansen talks about a report for the 5 ways to end tenant hassles or something like that. Is one of the ways to sell him the house? Are you that blatent or do you give them real info and then call them back to follow up and then convince them its easier to sell the house to you?
With a website you would typically email (or auto responder) them the report before you contact them. Do you typically follow up mentioning the report first?

I have read and reread so many posts but it wasn't until I listened to sean terry's podcast, number 83 I believe, did I finally get it. He walks you through a contract from beginning to end. Be sure to print one of his samples out first by going to his websites but after that it was awesome and I finally get it without any guessing as to what the payable section or other blanks meant. Oh and it's like an hour long but the first 10 mins are kinda rambly

mark pedroza I'm having a hard time finding that site useful. When I put a name in that I know owns a house in sac county it comes up with some info as far as a grantee grant deed. It doesn't give me an address or anything. Earlier in the week I had tried looking up info by address but it says due to some privacy issue that's a no go as well. I live in placer county and our tax website gives out more info. Are you only using that site to check to see if there was some sort of existing property? Thanks!
