Hi Dennis - thank you so much for responding with this story. This has given me inspiration to keep going. I just ordered my first batch of mailers (about 1500) from a mailhouse this week - hoping to tell a similar story myself some day.

Hello Phoenix Investors!
I am about to pull the trigger on an expensive list from ListSource.com, but wanted to get 2nd opinions first
Here is the criteria:
- Geography - Central Phoenix (drawn polygon over map, north of McDowell)
- Built 1925-1990
- $30k+ equity
- Lot Size 4k+ Sq. Ft
- Last Market Sale Date: Pre-1/1/16 or earlier (nothing sold after 1/1/16)
- Omit business ownership
Thoughts? Feedback? Recommended revisions?
This will be the most expensive list I have bought to date, so I would appreciate an experienced wholesaler/flipper/investor's perspective.
My 2 exit strategies for this list:
#1: Get a property under contract, and wholesale it to another investor for $10k+ profit.
#2: Get a property under contract, use hard money lending to fix & flip it myself.
# of properties on list: 11,121
Will cost over $2k.

Hi All,
I was hoping to get some of y’alls opinions on how today’s news about Opendoor could impact our business.
I have personally received a slick letter from this company, offering to buy one of my rentals.
They just received $325 million in funding, just as I am attempting to get my business’s first Deal.
I will not give up - if anything, this is an indication that there are still deals to be found in the USA.
But is it reasonable to be worried that big companies like this will squeeze us out with razor thin margins?

Good Morning Everyone!
It has been a productive morning with 50 yellow letters sent, and another 200 in progress.
This morning, I'd love to hear any REI stories you have about using yellow letters.
- What has been your biggest lesson from sending yellow letters? Whether they led to a deal or not - what did you learn from sending them?
- If you have gotten a deal from yellow letters - why do you think that letter worked? Was it the ink color? A specific envelope you upgraded to? A fake "coffee stain" you printed on all of them? Hired a copywriter?
What was the catalyst that took your yellow letters to the next level?

Hello Bigger Pockets Community!
My name is Barrett, and I have recently decided to dive completely into real estate investing.
My goal is to improve neighborhoods, by buying fix & flip SFRs in Phoenix, Tempe, and the surrounding area.
Exit strategies:
1.) Wholesale
2.) Fix & Flip it myself.
I am currently marketing via:
- 100 yellow letters per day (self published & mailed)
- 25 door hangers per day.
- Knocking doors & meeting residents daily.
Phoenix seems very heavily saturated & flipped already. There are not a tremendous amount of distressed properties that are not already purchased by other investors/LLCs
I am eager to meet fellow investors who would like to share ideas and strategies that work in the Phoenix valley.
