 Sounds like an issue on Vista Print side. There are always a small % of addresses that are rejected but close to 300 out of 709 seem very high. What did Vista Print tell you the reason for rejection was?

I just wanted to make a post for people who may be struggling or feeling discouraged about how tight the inventory is. It's a tough market but there are still some great deals to be had in today's market.

Until last year we were relying solely on buying from MLS, foreclosure auction and other wholesalers but starting this year we started doing our own marketing and got really focused in Q2 and we are on track to have our best year ever in 2018.

Not only will we do more deals this year but the margins on our deals have gone up as well. We closed on a flip last week where we are anticipating a net profit of $50k. We closed on 2 more properties this week where we will be making around $35k net profit on each.

If you are planning to do marketing, have a budget for at least 6 months to see some meaningful results. It takes time for those deals to start coming in but once they do, you start building a good pipeline of those.

Last month we wholesaled 3 houses where we made a net profit of around $130k and all we did with those houses was just put a lockbox and nothing else.

By no means I am trying to make this post to boast about anything but my purpose is to encourage some of the newer investors out there to go out and hunt those deals.

I agree, I wouldn't change anything about my investing strategy except buying more houses when the prices were low but I was fortunate and blessed enough to have the opportunity to pick up those great rentals and have them be free and clear.
