thanks @Christopher Phillips for the info - i just checked with my bank - the RBC bank and they do have a mortgage solutions for the properties in the US, i called for an appointment,

but is this the best option, for instance what if i try to start a company based in the US - a local LLC, would it be easier (or cheaper), do you have / or heard about the abroad investors using the local US solutions for finance their business in the States

don't get me wrong - i don't have any problems with my credit score nor with the financial institutions in Canada, i'm just looking for the best deal...

Hi, i would like to know what are the best options (if there's any) to a foriegner ( i'm a Canadian citizen) to get a finance for real estate investment in the US.

the conventional mortgage doesn't work - the banks asking a US SIN...  even buying a car from an US dealer have to be payed cash (the same model/year costs about 5-6K less in US compare to Canada so when i need a new car i just travel 100 miles south to save a lot, but till now i wasn't able to get any financing the conventional way)

maybe i just didn't find the right lender, because i heard thought that there's a way to have a home loan, so  that's why i'm posting here.
