I was asking for more information  from Blake Capital a year or so ago. After 2 emails and no reply I marked them off my list. After seeing this I'm glad I did. Thank you to the people that come forward and post about the bad and not just the good. You are doing more good for the community then just posting about your wins!  

Post: Investing in only syndications. Am I missing out?

Thanks everyone for your opinions and insight! I think at this point I’m going to continue to invest as in LP in Syndications. I have been grateful that everything has went smoothly for the last couple years with no major hiccups in my deals. I wouldn’t be surprised if in a few years I expand into something a little more active.

Thanks for the reply. I am in a large multi family and a land development syndication. The next one I'm looking at is either self storage or smaller mulifamily 10-50 unit value add fund. If I do go the STR route I'd have a management company running it but would still be able to commit a few hours every week to it.

I’m leaning towards just continuing with the higher application syndications, roll all the liquidity events and cash into new deals. Then eventually going more into cash flow and replace some working income.

I am an accredited investor who has invested in 2 syndications and looking at a 3rd. However, I am wondering if I'm "missing out" by not investing in direct ownership of smaller properties that I have more control over. I would have a property management run the day to day with whatever I invest in. I am very curious at the STR loophole for tax purposes. I have reached out to a CPA to discuss more on that topic. I would love to hear what everyone thinks. Should I continue to invest/reinvest in syndications or look at STR's, smaller multi families?

@Todd Solberg thanks for the reply. I looked on a few property management websites and it isn’t unreal to get the $1675. I did however run the numbers at $1600 just to be safe and it still cashflows just not as great obviously. With this being my first property I appreciate all advice and will definitely make sure I see actual rent collected to verify the $1675.

@Dan W. Thanks for the advice. I have run the numbers, but it’s always good to have an extra set of eyes. I talked to my bank and they are still doing 20% down. If I do pursuer this I will definitely make sure they are current on their rent.

What do you think of this property for my first deal. SF 5 bed 2 bath currently rents for $1675 and leased through July 2021. It wouldn’t need much done probably just some light cosmetic work. I plan on putting 20% down.

Purchase $165,000

Rent $1675

Taxes $1400

Estimated insurance $1,000

Property management in this area is 8% plus one months rent for tenant placement.

I only know of the one that Daniel posted about. I haven’t attended it though. I wish they would be in person rather then virtual but what can you do in these crazy times.
