I'm looking for a real estate attorney in the Los Angeles area (Santa Clarita, San Fernando Valley, West Hollywood, preferably) to advise on and possibly help litigate an issue with a mortgage company. (and it's not a foreclosure...)

Any suggestion?

My daughter and her boyfriend are looking for a 2/2 SFR (or better) in Orlando. They're looking for either a fixer or move-in ready house and want to close in the very near future.

My friend Marc has a condo in Fallbrook that looks like the buyer is not going to be able to perform.
They would like to put it back on the market for a cash buyer.

Was listed at $165,000 but if cash would take $155,000 and they can rent for about $1100-1300 a month.

They also know people that would rent it from you right away for at least $1,100 without doing any investment on it.

The address is 868 E Alvarado #28, Fallbrook CA 92028
It is a 2/2, 945 sqr ft.

An agent friend of mine is trying to sell this off-market short sale.  It has been approved by the bank already at $36000.  I have not seen it nor can I validate her numbers but here is her contact info:

"Titles says it is a 3 bed/2 baths 1,350 sq. ft. , Lot 6,747 sq. ft. but in reality they are non permit additions as follow:

  1. House in front 3 bed, 1 Bath rented at $1,800
  2. Back House 2 Bed/ 1 Bath rented at $1,400
  3. 2 small duplex of 1 bed/1 Bath rented at $800 each one.

The Seller needs to received at $5,000 in order to sign the deed and all the tenants wants to stay."
