Hi everyone, I am virtually wholesaling in the Columbus Ohio region. My business is starting out with on-market deals and then using those profits to fund marketing efforts for off market. 
For the initial topic of On market wholesaling; what specific facebook groups, area of craigslist, and any other sources might I find cash buyers for these potential deals?

I've already found a few cash buyers via google ads who will buy on market deals so it is possible in this market (unlike Tampa, FL where I just moved my business away from since its so tough). Just want to get more ideas on where else I can find cash buyers. Thank you :)

Have you found a lender(s) who will provide a 203k to you in this area? I am planning on prevail a duplex so it still might be different.

Yes, having a buyers list is key.

In order to grow a great buyers list, we've created a questionnaire for them to answer to understand our parameters of which distressed houses to target. This will help with the "shiny object syndrome." 

Watch Jerry Norton and Lili Invests. They both are wonderful to learn from. 

Also learn the these steps so you can start calling faster to get started:

1. learn the acquisition and disposition funnel. -> getting a "yes" to your offer/contract signed by BOTH you & seller/create a buyers package with photos and walk thru/contact your buyers/ get it assigned with an assignment contract and EMD from buyer/ wait to get your check when it officially closes.

2. Learn how to talk to sellers and to understand key points on how they are motivated.

3. Start calling!

4. ALWAYS FOLLOW UP (if motivated of course).

Its all about numbers. More people you call/send over offers the closer you are to a yes!

Don't get discouraged. We have all started at one point. Just start a calling. Biggest thing. Just Follow up. Second biggest thing.

Hi everyone, I am currently getting pre-approved for a 203k loan and looking for a contractor within the Tampa/Saint Pete FL market who has experience with fixing up duplexes which are acquired using a 203k loan. There is a lengthy more detailed process and need an expert contractor for this.

Anyone know how I can find this type of super human 203k contractor? Thank you!

Which postcard/bulk mailing company is the cheapest/most effective with a customized design? Let me know any details if possible/examples of your success/challenges during the process. Thank you!
