@Johnathan Butler , great job getting things on paper.

Take advantage of the time you have from now until your March 15 goal date of getting started. You should start now. Go to REIA meatings and start meeting and greeting other investors with interests the same as you. That is where you're most likely to pick up the mentors. Who knows you might decide to partner with another experienced investor sooner than you planned to show you the ropes. It's all marketing, let them get to know that you are interested in buying properties, or have properties to sell, etc.

One area that appears missing from your plan is how you will finance your business. You address how you will finance deals to take advantage of leverage, but what isn't shared is how much money you are going to put into the business. Do you plan on saving money from your pay check, maybe you have other things of value you could sell to give you the capital your business will need to move forward and expand. Speaking of financing deals don't forget about Private Lenders. These could be the people at the REIA meetups or perhaps referrals from those people.

Like you I'm in the planning stages and hope to put up my Business Plan on the forums within 2 weeks.

@Ryan Dossey If you go to the page of the individual podcasts you have the option to download the podcast in MP3.  I'm doing that now for Podcast 77.  It's 129MB in size. 

I can downdload directly to my phone using Chrome on my android and the "Download" link in the podcast.

I too would be interested.  Seems I'll be back in the states sometime in September and would like to meet up with others in the DFW area.

You could try Rentometer.com or you could just see what Zillow/Trulia etc say, or you could ask a real estate agent that might be familiar with the area what the Comps are as far as rent goes.

Don't forget alternative strategies such as corporate relocation rentals, etc.  I haven't set one of those up, but companies I used to work for did use them when relocating people.  Good money and as I understand they typically keep the place very clean.

I would say that her wanting to include future deals as part of this agreement is a red flag.  Each deal should stand on it's own merit.  If doing business with her is profitable for you then you continue to do business, if it's not a good deal then you look elsewhere.

I echo concerns regarding the local taxes on this as well.

You can search directly on the Harris County CAD (Central Appraisal District) site to find out what the tax history and 2014 taxes are for this property:  http://www.hcad.org/records/Real.asp?search=addr

By the way, almost all Texas Counties have this information available online which can be searched for free.
