Thanks everyone.  We moved on and our now looking at a duplex that is at 1%.

Thanks for looking!  purchase price is $150,000.  down payment would be 25%.  I am thinking we could get about $1250 for rent.  the chart I had earlier had the rent a bit high.  It is a single family home in a smaller town outside of Madison WI.  Thanks so much for your help @Jorge Ubalde and @Caleb Heimsoth
