@BillG...  If buying notes is not the way to go...then how do I buy Pre-Foreclosure and Foreclosure homes?  Some I may want to flip myself, but others I would like to "wholesale".  Thanks, Becky

Make them provide you with a written note from the Dr. (on Dr.'s letterhead) stating the son needs a service dog.  A Dr. will not write that note falsely if he knows it is going before a judge.  Also, a service dog takes 6-12 months to train and they are required to have a "service dog" vest.  You could also ask for the training records for the dog and to show proof of the vest.

I am new to Bigger Pockets...  I just wanted to say HI to everybody.  I am just starting out with flipping properties.  I did it for some other people long time ago and during my Real Estate days I wanted to flip properties, but I never got around to it.  Eventually I may do some rental properties, but for now I am tired of dealing with renters...  I managed apts (and condotels for Hilton) for 11 years.  

So... Any advise would be appreciated.  I have heard of "paper flips"... what are those?  I have heard of Hedge Funds and Hard Money Lenders...  Are these the best options?
