Project 1: Seeking an investor for a 2-floor multifamily property acquisition and construction project in Miami's Wynwood district, NRD2 development zone. Construction allows to increase from existing 3 units to 27 units. Total investment required is approximately $9 million.

Project 2: three lots portfolio of multifamily property acquisition and construction project in Miami's Eas Side. Construction allows to increase from existing 95 units to 317 units. Total investment required is approximately $82 million. One lot can be reconstructed, while other 2 lots will bring cash flow.

Open to discussing equity financing options or a special payment schedule for the 2-year construction period.

let's talk if you are active. the first deal is too small. stick to institutional level deals. at least 250 units at least 300,000 square feet buildings in miami. try to do mixed use. not sure where the area is too but location will drive rents. we focus more on infill and vertical. I just relocated I'll send you a dm to speak further maybe we can setup a call

It It appears that you have someone for the 2nd project how about contacting me for the first project?  https://getmoneynow.rei.fund/

By the way, some site analytics says your site may be used to scam. What do you say about this? Can you share physical address of your office and work land line?

Hello all,

I am currently pursuing a Master’s degree in International Real Estate and have 17 years of experience in the construction industry in my home country. While I am new to the real estate market in the USA, I am confident in my ability to navigate and succeed in this field.

When I discuss financing options with loan brokers, I often encounter conventional loans requiring a 30% down payment. I am seeking advice on finding equity investors or lenders who can offer more flexible payment schemes with low or no downpayment at the beginneing, particularly for construction projects with a timeline of approximately two years. Any insights or recommendations on this matter would be greatly appreciated.

Thank you for your assistance.

Sounds like you have no skin in the game, so it would be tough to find a partner that would take all the financial risk.  You should expect a 10-20% return depending on the amount of work you have to do.  In a sense you are a property manager so you should get paid like one.  The way I would structure the contract with you is that upon sale if a certain higher price is obtained (highlighting your hard work), then you would get a bigger share of the pie.  For example: 10% of profits during ownership, and then a 20% profit share on the sale if a certain sales price is reached, maybe 15% if a lower price is achieved etc.

It makes for logic given the conditions. I understand where to find the lenders with standard conditions. However, where & how to find such partners? Any advice is welcomed.

Hi Bekzod,

If you're new to the U.S. market, I recommend beginning with a more passive investment, such as retail triple net-leased properties. Look for a prime location, a tenant with strong corporate or franchisee credit, and a NNN long-term lease. With a creditworthy tenant, securing a non-recourse loan is more manageable, even for foreign investors.

Thank you John for the option. This is also good option to consider.

No one is going to finance 100% if you have no experience here. It would not be a wise investment for them. What you are proposing is the classic money loss situation unfortunately. You would need to show a track record and have other assets as backing to have any chance at all.

Appreciate for the comment. I have 16 years of Non US experience. Also, I think, the investment risk is more connected on the chosen project- property income, market value of the project. These metrics are assesable. While I understand the standard expectations of lenders / investors, trying to search for the non-standard options, that would work for both sides.

What is an investment consultant/advisor? What are you trying to do? Your post doesn't make any sense and doesn't give anyone an idea of how they can help you other than that maybe you need a connection for a mortgage. But on what type of property?

Hello Jonathan, I have tried to give detailed information what I want for previous comment. I will just copy here too. Briefly, willing to find lender / co owner / investor who might be able to finance 100% of costs & take more profit than ordinary lender.  ==> I am considering an investment in a commercial property with plans to improve and sell it within 4-6 years. Standard requirements for such investments typically include good credit, relevant experience, and a 20% down payment. However, I lack experience in the USA market.

I propose a hybrid investment model where the lender provides 100% financing for all costs and becomes a co-owner of the property. In return, the lender would receive monthly cash flow and a share of the profits upon sale. My role would be to manage all property improvements and operations.

I am seeking expert advice on the viability of this financing model, specific borrower requirements, and potential lenders who might be interested in such partnerships.

Your insights and recommendations would be greatly appreciated.
