Looking to connect with real estate agents and investors who are flipping homes in the Atlanta area. I am an active investor/flipper in Phoenix, AZ and have heard there are some decent profit margins in the Atlanta market. I would like to learn more and get a feel for the market out there. @Account Closed I have ran into the same issue here in Phoenix and never wanted to get into wholesaling but it's extremely difficult to find deals where you can even make $10k realistically otherwise.  

I've been lucky to find a local investor who had an inventory of properties built up that he has been wholesaling to me at a much more decent price than a lot of the other large wholesale companies out here. I'm working on a property in Mesa, AZ with a partner and we are looking to clear around $35k with putting in $35k of work at a list price of around $340k. The property I have under contract to close at the end of the month will profit around $25k with a list price of $255k (I put about $35k into this property as well and the entire process will have taken 105 days from start to finish).

Thanks @adamabdel-hafez. I keep going back and forth regarding whether to do full treatment or partial. My realtor said that you can't determine if there are active termites in other areas and recommended full. So at this point I'm going to talk to the termite company directly and get my questions answered. The good thing from what I hear in AZ is that termites are lazy here and won't do much damage...

Thank you for all the responses! I will be proceeding with the full treatment and pass warranty on to buyer. Seems like the most ethical and logical thing to do.

Thank you Rocky! If the termite tubes are just in the garage, it would make sense to just spot treat that area right? Or will the buyer wonder why the whole house wasn't treated?

Hi there, I'm a newbie flipper in Phoenix, AZ and am in the process of getting ready to complete my 2nd flip. We found termite tubes in the garage and I'm getting mixed advice from my  Realtor and the termite company. Realtor says to be pro-active and do full treatment which would include warranty to pass on to the buyer. Termite company says to wait until it's on the market and under contract when the buyer does the termite inspection. Then if termites are discovered during inspection, handle it at that time. So my question is, has anyone run into this issue in the past and have advice on how best to handle? Are termite tubes evidence that there is an active issue present that should be taken care of? Thank you in advance!
