Thank you for the advice Bobby. I will definately consider a multi family purchase as my next move. I have a baby girl due less than a week after I close(prayin she don't get here early). But as far as moving around goes that's not a problem. My main dilemma is whether I should use a owner occupant loan to get a lower rate or like you said get a multi family under a non owner occupant loan.

hello everyone,

I am 22 years old and brand new to real estate. I will be closing on my first home on march 13,2014. I am looking to acquire as many rental properties as possible by the time I reach 40. My question is would it be wiser to live in my home for a year and rent it out after getting another to live in, or just continue living in this home and get another house to rent out? Any advice/plan of action would be more than greatly appreciated. Thanks.

Greetings bp community,

I am new to the site and would like to introduce myself. My name is Benjamin Vincent I am 22 years old and I live in Pensacola FL. I work in the offshore oil Industry as a deck hand for a crewboat. I will be closing on my first home on march 13, 2014. I have no prior experience in real estate, but my goal is to own as many long term rental properties as possible by means of snowballing cash flow to pay down one mortgage at a time. I am very excited to learn as much information available on rental properties and I am very open to all other options as well. I feel this site is an excellent starting point to broaden my horizons and meet new people. Thanks for letting me introduce myself.
