Post: Anyone used a "Bird Dog" for Section-8?

Has anyone out there used a "Bird Dog" / scout / head hunter to find quality (honest, reliable, zero drama, long-term) section-8 tenants? I've been doing research and section-8 is a gold rush IF you can land a good tenant that doesn't burn you. I'd love to hear from the community on this one and god willing get a referral!!
Has anyone heard of marketing an ADU (1BR / 1BA) as small office for 1-2 people to telework vs live? The idea came up last night at dinner. Maybe someone teleworks but can't do so at home for whatever reason (i.e. noisy kids, space too small). You could always do a commercial lease but I was thinking this is for an individual ala "We Work". I'd love to hear the communities thoughts.
Is anyone doing mid-term rentals in the greater Tampa area? Who is your target audience... traveling nurses? Would love to talk and meetup for coffee if you're local. I'm only in LTRs currently but realizing MTRs may be a great addition. The STR market was great 2yrs ago but is now saturated.

Yeah I definitely interested in networking with people in my area doing the same things. We're all constantly learning. I got interested in rentals a few years after my dad passed. He had some rentals but I was never interested until my wife and I were looking at Zillow and said F it, lets buy and rent a townhouse. After that were were hooked and kept hitting repeat. My motivation is that I want to be able to leave my day job working for the govt. It feels amazing that I'm finally doing something on my own! Message me and we'll keep the conversation going. ~Ben

Hi BiggerPockets Community!
I'm located in Riverview (Tampa) Florida. My wife and I bought our first townhome in 2022, have steadily grown, and now have 5 townhomes and 1 single family home. All are long-term rentals. We're doing buy & hold for the cash flow so that I can leave my day job and play monopoly full-time. I've already found this community and the podcasts to be extremely valuable. I'm looking to keep learning as much as ppossible and connect with like-minded people in this specialty.
