Hi everyone!

I'm purchasing my first rental property within the next few weeks. I'm purchasing out of state and looking in the Cleveland market. Do you think it's better to purchase the property in my name or open an LLC and purchase through that? I'd appreciate any advice! :)

Hey Ramaranjan! 

If your goal is cash flow then I'd suggest investing now vs later. If the builder is offering that discount then there's a chance you'd be able to negotiate an even better deal. Cash flow may be low now, but if you want to generate more cash flow in 15+ years then you can expect a decent return by then! Plus, November/December is historically the best months for buyers to get good deals on properties. Is there a reason why you're choosing that market specifically?

Hi everyone! I found a duplex in the Cleveland area that is listed for 85K and rents come out to around 2k/month. I would like to use a DSCR loan, but I've heard that you can't use DSCR loans at that price point. Is there another loan type that's similar to a DSCR that will work for this price point?

Hey man! Welcome! I'm an agent in Portland, OR and I'm investing in Cleveland Ohio! Here's some advice I knew when I first started. 

1. Find a mentor. It's 100% necessary to find someone who will hold you accountable to your goals, whether as an investor or a realtor. 

2. If you're investing out of state, the most important thing is to build your team in whatever market you're investing in.

Hi! I'm looking for a market to invest in. Does anyone know of a company/website that gives a "Housing Market Health" rating? Something like, if you search a city, it'll give the "health rating" for how good of a market it is. And shows job growth projections, rental history, etc.?

Hello! I'm wanting to rehab my first property in the Portland area, but I don't know too much about it. Would anyone rehabbing a property let me shadow them for a bit? Hi everyone! 

I'm looking to invest in an STR in Florida. I have 10% down payment set aside. Most of the loans I've looked at require 20-30% down for STRs. Does anyone know if there are lenders out there willing to handle LTV 90% on an STR? Thank you!
