Hey Ben,

I’m an investor in Springfield. You can easily find something for that price range but it may need some updating. Since you’re looking at cheaper housing and new to the area, you may want to look at a crime map and make sure it’s a safe area. Are you going to house hack it?

Thank you for reaching out! Unfortunately not, that isn’t something my girlfriend would really be comfortable with, so I will continue to lease our apartment down in Taylorville.

Thanks for the tip on crime rates, it does seem to vary drastically by neighborhood.

What are you invested in, if I may ask, and how is the market?

Hello all, I just moved to central il and am looking to become a first-time investor in Springfield, IL. Any other investors, local knowledge, or realtors would be handy. I'd be looking to buy and hold mostly rent-ready 3b2b single-family homes probably around 100-130k. If anyone has tried this strategy in this area I'd be curious to know how it worked, or if something else works for you. I know appreciation isn't great here, but cash flow seems decent and that's what I will focus on for now, because my full-time job doesn't pay much. Thanks!
