@John Whitfield thanks for your insight, I’m definitely feeling that way. I like the location so I may take my shot on an offer that isn’t as-is at numbers I’m comfortable with and if I don’t get the deal, life goes on.

I’m analyzing a duplex in south St. Louis as a potential first deal. The seller wants to sell as-is. Current rents are below market and in place until July.

A prior buyer put the place under contract. That buyer backed out. I got the inspection report. There’s mold growing on the joists and subfloor and some areas have rot.

I like the property and area but this issue is scaring me off for an as-is sale. But I’m not knowledgeable on these sorts of repairs so I may be employing over-caution. Any thoughts or insight would be very welcome! And if you’re in STL and have an inspector you’d recommend that would be great too. Thanks in advance!
