Hey Jeff, we wound up removing the Type M and replacing with Type L. We hit the plumber with a backcharge for this work which we pulled from their retention. Covered most of it and we were able to put the issue to bed.
Living in Colorado now where Pex is allowed, complete game changer!

Hey everyone, as we slowly begin to tip toe our way into tax season I wanted to get positioned to have all my ducks in a row. This year I've successfully flipped a house and purchased a currently fully tennanted 2 flat. I'm looking for an accountant with knowledge of Chicago real estate to help me out this tax season to help prepare my taxes as well as to talk some strategy for the future. I'm currently in the process of a flip in Chicago, IL and I've had an inspector tell me my plumbing was incorrect and needed to be revisited. After bringing a more reputable plumber in he mentioned that all my rigid copper piping had red lettering (type M - lighter duty) and Chicago required blue lettering (type L - medium grade) throughout. This is likely to carry some significant costs (ripping all the copper out, buying new + labor. Has anyone heard this before? I haven't seen this in other states, so I assume it's a Chicago thing.

I'm currently in the process of setting up systems for managing my future rental properties and have been reading through the CRLTO quite a bit as my guide. The first cash-flowing property I will have under my belt with be a 3-4 unit multifamily, where I would be living in one of the units and therefore consider this property to be my "primary residence".
I keep seeing in the CRLTO that "dwelling units in owner-occupied buildings containing six units or less" are not governed by the CRLTO. My question would then be, what governs these building types with regards to landlord-tenant rights, landlord responsibilities, security deposits, etc.? Is it a free for all or is there another governing body / document that would apply? I want to do everything I can to ensure I'm not opening myself up to a lawsuit while not spending money unnecessarily!

My girlfriend and I are in the process of looking for a 3-4 unit in the Chicago area, but after 5 months of bidding wars and offers being rejected we believe our process needs to be a bit more streamlined. As we both have construction experience we want to break into the off market listings, focusing on properties that might need a bit of work. What techniques do you suggest to start breaking into this scene and start finding properties?

Hey everyone,
My girlfriend and I are currently in the market for a 3-4 unit property ($480k or under) in the Chicago Humbolt Park / Logan Square / Belmont Gardens area and after 5 months or so on the MLS / open houses / bidding wars we were thinking of going a different route.
We are looking to make some connections with some wholesalers in the area that have properties that fit into this category coming across their desk.
My girlfriend and I both work for general contractors and are experienced with construction and "fixer-upper houses" if the price is right, otherwise something requiring under $20k in work would be preferable.
