A big determinant of whether some of these sites are acurrate is if your state is an open or closed record state. Utah is a closed record state so the county websites don't show how much a property sold for. Only the mls has accurate information. I don't think zillow and others have figured out how to legally use the information from the mls (they'de have to be licensed realtors) and put it on there website(s). In closed record states Zillow gets there numbers from how much a house is listed for and it's assessed value not how much it sold for.
