You may want to call Section 8 and see if she is in breach of their terms. Getting kicked out of Section 8 can be brutal with some folks as you cannot reapply to the program for a lengthy period of time.

I'm with George for the Ready Seal for the stain. It will last years compared to the other stuff just a bit pricier.

Just replaced 10 panes of glass and 6 screens for $840. $60 per pane of glass.

Tough to tell without knowing the market and pictures of the house but 4-5 years doesn't seem long.

Looking at that shingle I'd go with the lighter beige but once again I'd need to see pics of the house, landscaping, how it fits in with the neighbors, etc.

You shouldn't have to look far for a quality roofer to give you a free inspection. I have an older roof on a house in CA and as long as the tenants are happy leak-free I don't see a reason to re-roof unless it's on the verge of failing.

Lifestyles Unlimited has it's HQ down there and if you go to there site and give them your email they should give you a free list of vendors which should include a title company. I checked the vendor database for you and they have First American - John Hammond but not any reviews for him. However, if it's the same John Hammond that has 100+ houses he might be a great resource.

They have an in-house brokerage so doubt they'd refer anyone for that but maybe go on Realtor.com and search the houses you like to wholesale and see if there is a Realtor with a bunch of those kind of listings.

I think George and Jim covered it and make sure even though they accepted that you fully process their application like Jim mentioned. Half the time prospective tenants take off when they hear my application process. That's fine, I want the cream of the crop tenant.

It varies state to state. For my CA property I sent in comps with a CMA and they lowered it to that no problem. I tried that in TX and got nowhere so hired a company that does it and we split the tax savings.

Like Anthony said here in TX going to the assessor and pleading your case goes pretty far if you have a case. You will also spend several hours waiting in a nice DMV like setting.

I have some land and like George mentioned it's a SLOW process. I have 2 lots that are about 2 acres in East Texas at 50% of assessed value and no dice. Part of the problem is the difficulty in getting construction loans as well. I have a few small lots in CA and no luck with the either.

Like they have mentioned go to Realtor.com and search land listings in that area and find some agents that specialize in it to give you a value/market analysis.

Yeah I agree with Justin. Realty World or ReMax come to mind but you could call a handful in your market and speak to the manager or trainer to get an idea of how they do business. It seems like in this RE environment there are many low fee or low split brokers to choose from. Google it as well.
