Jay has some solid points. I've sold lots of new homes here in TX. At times an "investor" comes through the door and they just don't know better. Warranty is good for first year but falls off coverage thereafter. HOA cost can hurt bottom line. Owners don't care for the renters so after we sell a few investors we get cut off. Tenants do like them and everything is usually in good working order other than the "break-on" period where a roof leak or the like was missed. No positive cash flow in my eyes even with accounting for less expenses given a new build. No flip options as your closing costs on the buy and sell wipe out any gains unless it's a long term hold while bleeding cash.

You can pull cash purchases by zip code on List Source for free. It's a good indicator where investors are buying deals.

Credit unions are pretty strong. Amplify quoted 3.75% for 780 credit and about $250 in fees. $10 minimum and $4k for future cash pulled out.
