Newbie investor here - We own a rental property and our tenants had to break their lease given the climate, but like you're saying if you've got a reserve cushion and can cover the expenses in a pinch - it seems you've mitigated some of the risk and thought about your exit strategies. You might run your numbers and consider secondary and tertiary exit strategies, such as selling the property after some renovations and maybe a refinancing. It's up to you on whether to buy, but at least in our areas (MD) people are still looking to rent (although it took several dozen showings to find the RIGHT tenants). Just be mindful of your criteria for a tenant and don't accept less than that. We waited until we found a great family with steady income and the right mindset.

Can anyone recommend a tree trimmer in Maryland? Our rental property is located near BWI airport, so not far from Baltimore/Glen Burnie areas if anyone has a good company they could suggest. Looking to remove a dead tree from property and trim dead limb/limbs close to SFH on the property.

The fiberglass shower pan was installed by a "pro" ... friend of a friend who is an actual plumber. Of course, now he's always unavailable. 

They failed to remove the plastic covering from the pan, and plumber puttied over it. I thought that was it and removed the plastic, reputtied, and put back together... Still leaks. Further work discovered, the O-ring that is supposed to seal the pan to the piping isn't actually touching anything. There's a 1/8" gap! The only time there is a noticeable leak is when there is weight on the pan. 

I have removed the sheetrock underneath, but have no shower pan experience. I thought paying a pro to do it would save me the trouble. Now I regret not going DIY everything my wife and I did does not leak. (side story: the toilets he installed both leaked, until we tightened the tank screws...)

I'm trying to decide whether to keep trying to solve it myself, or call in a different pro. Also, it's MD Covid-19 time so getting a pro maybe increasingly difficult.
