Hello! Kingston is a great market rent wise, but houses are selling fast and way over asking! The refinance’s though come in super high.

Kingston is great in most areas. Depends on your budget. I have A lot of clients in the student ghettos, or east end for military. Kingston has a wide variety of options for rentals. I tend to stay in the west end or highway 15 for my personal rentals. I Always buy houses that can be converted into a secondary suit (duplex) as its what my business specializes in.

On paper the numbers are pretty good, but the location is not for most. Low price due to the area. Dealing with the city to legalize another unit can be costly and I don’t think you’d get much return back. If you could get students then it may work, but it’s pretty far from campus. Worst case scenario you would have to get normal tenants and most rentals in the area are welfare and low income. I’d much rather try to find a house in a different area, even though it will be more expensive. Just my opinion though!

hello! I’m a contractor in Kingston Ontario and I manage multiple properties and student rentals. I know queens student rentals tend to get pretty beat up for the most part, as for the paper work included, not positive how they write it (via separate contract?) but most properties that are damaged (not structural- ex. Smashed doors, windows etc) the bill will be send directly to the tentant. Also, google some sort of a fire and safety contract, so you can walk through and show them smoke alarms, fire extinguishers etc and have them sign it. Incase of a fire related incident you have the paper work showing everything was shown and In working order. I hope everything turns out good for you!!

Finding a house with a good price in Kingston is hard enough let alone using the 1% rule. I’m glad to hear someone else from Kingston on here! I’m a local contractor born and raised in Kingston as well. I just closed on a rental off  old colony but in about 5 months I’ll be looking for another. I’d be intrested in talking as I do work for other agents in Kingston as well. Cheers

I’m not sure for in Brantford but I know in Kingston wether it is a duplex or triplex, i’d go to the city and they will have multiple forms listing your next steps, everything from entrances to ceiling height. I know in Kingston as a contractor I do all the paper work for my clients, but if you plan on doing work yourself there will be a section that you sign off on saying you will be doing the work. Since it is your property you are eligible to do whatever work you’d like as long as it’s not a commercial building. All being said, if would start by going to the city and seeing what you need and where you need to start.

I’m curious on this as well. I’m a self employed contractor and I just purchased my first rental, but had to get hard money through a D lender. My interest rate is crazy, and my down payment had to be over 30%. No banks or A lenders would even look at me as I have not been in business for three years.
