Hey all,
Thanks so much for your responses! I am certainly aware it will be an uphill battle, and recognize why most of you had said you would not rent to her (as I also would not rent to prospective tenants with an eviction).
My spouse is her employer, and is willing to write a recommendation letter, so I know she can demonstrate stable employment. We are also willing to help her out with deposits, upfront rent, etc. Unfortunately, for the same reasons that most of you would not rent to her, we are very hesitant to tie our personal credit to her by co-signing (and of course there are further complications with the employment connections).
Could anyone provide some insight into how evictions or past judgments show in a persons record, and how one would go about demonstrating that a previous landlord has been paid?

Hello!
I am looking to help a friend find a place after a recent eviction. (I know, not the usual question for this forum). I am new to the rental game, so I know more about the processes than she does, not as much as you all. What advice would you give to someone with a recent eviction and overall poor rental history in searching for a new place?
(For context, she’s a single mom with 3 kids and currently staying in an Airbnb, so I’m just trying to help her however I can. I will likely offer to pay first/last/deposit to get her in).
Again, I know this isn’t typically the kind of advice you all would give, but I thought if anyone would have some ideas, it would be the BP forums!

Looking for someone to do some minor cleaning on a vacant property. It just needs touched up, as it was clean before but it’s been vacant for a few months and has accumulated some dust and dead bugs. Don’t want to pay an arm and a leg for a full deep clean for what really shouldn’t take more than sweeping/mopping/dusting.
If anyone has recommendations for a company or even an individual who’d like some work, I’m all ears!

@Jack Inman, I'm glad to hear you've found a lender who doesn't have an issue with lending to LLCs. The mortgage broker I'm talking to now mentioned that he's never heard of a due on sale clause being enforced for transferring the property to an LLC after the loan is in place. I understand there's some risk in that but I may consider it.
@Scott Smith, I of course do fully intend to utilize the assistance and advise of an attorney for this process. In fact, I'm in your area, so perhaps I will reach out to you and your company when I'm ready. That being said, I'd like to gather as much info ahead of time and put a general plan in place beforehand, so as not to waste your time or my money! Just listened to your podcast episode by the way, great stuff!
