Hoping there's a tax expert in the group. I had a client ask me a question the other day. They asked, if they sell their rental property for 250K and turn around and purchase another investment property for 200K. What would be the tax implications on the transaction. Particularly the 50K difference. Thank you

Hi Scott,
Thank you for the quick response. There is a paragraph in out PMA that talks about the landlord/ owner authorizing the property to handle the eviction process on their behalf. I'd prefer to hire eviction attorney almost immediately. In most cases, the attorney is going to want something upfront to start the process. So a maintenance related concern, we'd initiate the repair, but would collect the money from the rent. I'll just start to highlight the paragraph on convictions to the owner and explain to him or her at that time the importance of the legal fees when hiring an attorney. Thank you

Good afternoon,
We run a small property management company here in Virginia. We're potentially about to experience an eviction situation with a tenant. I understand the process when attempting to handle an eviction case with out an attorney. My question is who's responsible for compensating an attorney when one is hired. My guess would be the owner/landlord of the property. My question is how is this communicated to the owner/landord. I can't recall anywhere in our PMA where it talks about the who's financially responsibe when it comes to the possibility of having to hire an attorney. Just wondering if anyone had any best practices. Perhaps there's a generally clause or statement thats added to a section in the PMA or an addendum. It would seem to me that having this kind of conversation and information during the initial signing of the PMA is the best time to discuss. Again, looking for any best practices. Thank you

I am interested in knowing what calculators other investors are using to determine price when making offers particularly those who who have not signed up for Pro members status. I do plan to sign up for pro status in the future, but until that time, just wondering what others are doing? Thanks again
