Hello Gina,

I grew up in Italy, I was born in Calabria and moved up north when I was a teenager. I would recommend looking at Riccione/Rimini/Cattolica area. You can make 12 months of cash flow in 3 months in the summer time with str. It doesn’t matter how the economy is doing , Italians will still go on vacation in the summer and that part of Italy is always busy in the summer. Bologna is a good choice too, with the university there, you will always have students renting from you. Milan, I think it’s too expensive so is Florence.

Your only option right now is to try another bank, this bank won’t change their mind on this loan. If you do close on this property, you could try to get a variance, I don’t know where the property is and can’t tell how long it would take. I had to get a variance for one of my duplex and from start to finish, it took 2 months. It was a pretty easy process and once I got the variance, I recorded with the county.

It cash flows very nice, I could refinance it and take the money out and reinvest but not too many deals lately, everything seems overpriced and I’m not going to buy something just to make $100 a month. Thanks for your reply.

Hello everyone,

I don’t post much around BiggerPockets but I’m always here reading and getting ideas. Lately I have been thinking about selling one of my properties, this is the first investment property I ever bought. It cash flows very nice, it’s updated and all capital improvements were done. The market around me is going crazy and I have been thinking about selling. It. I could walk away with a nice chunk of change. It would take me 7 years to make what I could make by selling it. Should I sell it? Should I follow the “ buy low, sell high” mantra?
