We had it five years and put 20% (approx $280k) down at purchase. We had done the improvements primarily for ourselves - with an eye toward hypothetical resale when making finish selections - but when the market went nuts in late 2020 we saw the opportunity to get all our cash out, make a profit and move somewhere less expensive in So Cal. House went for about $150k over asking in a couple days with multiple offers - but fully admit it was primarily luck and timing (and really smart choices on the improvements we had made)!
