Yes I am concerned about competition from building next to my project. It will have brand new 50 medical office spaces and it’s top university affiliated. So people would usually chose to go with them, why would they chose to come and rent with me?

What other tenants I can target other than medical office?

@Bennet Sebastian the one I am evaluating to buy is built in 2006 and 165/sft. All the 6 units are in shell condition, they can be used multipurpose. Any suggestions on potential tenants? It’s 5 minute inside from a highway and surrounded by residential homes.

Hi all,

I found a medical office space in Laurel, MD; 6 units with1500 square feet each unit; I will be using 3500 square feet for medical/dental practice; planning to rent remaining 5500sft;

a) few buildings away there is new university medical office building being built and will be ready by october 2021; they have 50 spaces available and will be having medical practice obviously (similar to my practice); Is it bad idea to buy this property? 

b) what are alternative uses of this office space? who would be my target tenants?
