Greetings, My name is Brad Humphreys, I have been on bigger pockets for about 4 months and decided to do an introduction. I currently live in central Texas. My real estate experience is as follows, I bought a 2.9 acre piece of raw land earlier this year, still planning the build on it. I am working my way through the Bigger Pockets podcast currently on episode 30. Finally, I have plans to get my realtors license. Sadly I don’t have many contacts in real estate, so everything I have learned so far is from books and the pod casts and few of the forums I’ve browsed on bigger pockets. My real passion is Shipping Container Homes. I am trying to use my real estate ventures to fund shipping container projects. The 2.9 acres I own I plan on building and selling a shipping container home on it. I have a lot of ideas for this project but not sure how to proceed. I was considering hiring an engineering firm to design the home to make sure everything is structurally sound. If anyone on here is familiar with development, I’d love to run some questions by you about finishing costs. Also Please if anyone else has built with shipping containers before I would love to get in contact with you. Now for my real estate goals. I have considered everything from wholesaling to BRRR. I consider the shipping container projects to be a form of flipping but instead of rehabbing a house I rehab a down trodden property. I am trying to build for the long term. I am interested in learning about many different types of real estate strategies as I have not picked a specific Path to focus on yet. Lastly I am looking forward to building something meaningful and long lasting with my career. I’m sure I sound like every other joe shmo who gets on the website and is hoping for a get rich quick scheme but I’d like to consider myself not one of them. I’m in this for the long haul and the smaller than expected profits. I’d love to hear from everyone who is willing to take the time to read this piece. Kinley Puzey I plan on using closed cell spray in insulation for the walls the roof and floor I haven't decided on, I haven't ever looked into 9x9 containers but I am purchasing high cube which is 8x9.5 and I'm planning on putting them side by side so width isn't as a limiting factor as height is. I really appreciate this post though I had contemplated getting an engineer or at least an architect to help plan the build. Other than suggesting I google it, do you have any advice in finding a firm to work with? Or maybe you know one I could use? Also how expensive is it to hire a expert like that? I'm not opposed to spending the money I just want to have an idea. Anyways again I appreciate your suggestions and welcome anymore you have

Images coming soon, luckily where I'm building (and I have talked to multiple county officials on the topic) they don't have any building codes for things that aren't within a city limits. I only need a permit for my culvert and for my septic tank. Now I still plan on using a Contractor to make sure everything is done to those standards, but the county doesn't do inspections so it will just be to ensure that everything is done safely and protect against litigation in the event I rent it out and something goes wrong. @Sterling Cox thank you for the information on the difference between modular and manufactured, the concept is essentially foreign to my local government. This design was created with an app on my iPhone, definitely editable so please discuss potential short comings of the design. I will send pictures of the property tomorrow. This design incorporates the dimensions for two Shipping containers (I don't know how to put a 2nd story on to design my deck but it will be covered with a single pitch roof and screened in walls. 1 big open area. Also the suggestion for using cables is a cool thought I hadn't considered. Unfortunately the topography of my property requires a couple almost 4 foot pillars. If anyone here could help me how deep into the stone do I need to go for my pillars (I am also planning on inserting re bar into the stone with epoxy to be an anchor). I'm thinking somewhere from 2-4 feet unless doing so truly doesn't give me any advantage. I am worried about durability and quality more than cost for this part.

Let's do intro's first. I'm 21 years old, stationed at Fort Hood. I'm very interested in real estate investing, but wildly lost on any practical application of my passion. But for about 2 years, I have been dreaming of building gorgeous, unique, durable, and high quality homes out of shipping containers. So I set out to build my first one as a learning process. Unfortunately I'm getting deployed for a year so the project is going to get partially done then, put on pause. Now the details. The first thing I thought I needed was property. So I started talking to a real estate agent in town and gave her my parameters, small acreage, low cost, undeveloped, no building restrictions, and properly zoned ( shipping container homes as far as I can tell fall under manufactured housing.) Luckily this was the first property she sent me too, now I've read that you should search high and low for the right property, and although I didn't look at 100 other properties but I did look at about 10 this was before I talked to the agent. As soon as I saw the property I knew I wanted it. We started talking about financing and luckily Texas has an organization called Texas Veterans Land Board which finances properties like mine to people like me. It was a match made in heaven. I bought the property for $18,500. As far as I can tell and I can't tell very far it may not have been a steal but it was definitely a good buy based on the asking price per acre in the area. It's 3 Acres of raw land just outside Fort Hood, Tx. It's almost all stone, with mountain cedar bushes and other vegetation covering 85% of the property. It has access to county water and electric but sewage is not available so a septic tank will eventually have to be put in. The property has a nice view of an undeveloped valley of Fort Hood. Also I already own the first container it's an air and water tight 40 foot high cube, air and water tight is a grade of shipping container it's on the lower end but is still structurally all there. Now the goal. I want to put a shipping container home on the property and live in it or rent it out when I'm away. As the property is stone, I don't want to put a slab in ( that's what 90% of non mobile homes are built on in the area.) I'm planning on using the structural integrity of the shipping containers and putting large concrete pillars in the ground to set the containers on. After assembling the main structure I want to put a large screened in porch on top of the containers with a roof. This not only give you more living space but it gives you an elevated view of the valley and is a unique but not overly odd characteristic. Progress. So far I have begun installing the drive way it needs to be wide to accommodate large trucks and equipment. I had them cut the drive way in such a way so that the house won't be seen from the main road ( I like privacy). Once the drive way is done I'm going to move my container to the property and put it on a temporary foundation (cinder blocks) for my deployment and when I come home I plan on purchasing the 2nd container and beginning construction on the house. I've begun designing the house if possible I'll upload some pictures
