Thank you! Renting the unit should not be a problem as I am in hot market in Texas.
As I indicated before this is my first lease break situation will need to learn from it.

Thank you for replying.
I just fill like tenant broke my trust( may be because first time my lease has been broken) . Do not have any issue with returning the money as per lease agreement.
Lesson I need to learn from this is that, I need to update my lease agreement and add few more points on early lease termination.
Second will be to keep my helping nature at home and not be helpful to people who are trying to rent for short period and buy home. It just more work waiting to come my way. This is not smart.

I made a mistake of signing 6 month lease, tenant paid 6 month rent in advance. But just after 3 month want to vacate the house, as he bought the house.
As per lease agreement, I can only charge $100 for lease breaking fee and if the house is rented again I will need to return the rest of the rent as well.
If I kept the home vacate till lease end, I can keep all the rent. But that way cause some issue on the vacant property? And I will need to pay for repair.
How a experience landlord will handle this situation, without causing big issue to either party?

Why you will do single family? And not multifamily?
I understand with multifamily liquidation can be an issue.?
But it also provides you with security for cash flow, in case u do not get tenant on time. Or long term vacancy?

Hi,
I am in Texas, have couple of single family properties rented. But want to move into multifamily units.
But don’t see any multifamily units in Austin area and if they are available they are either very costly or need too much of work.
Also, I am not sure if I can get financing in place for bigger properties, how do I go about financing my first multifamily unit?
Any suggestion/ comment on how do I get started?
