Good day to everyone.  I'm new here. Hoping someone can answer this for me. I want to purchase my 1st rental. Interested on a duplex. My question is. I don't have a mortage on my current home. Can I house hack a duplex and not rent my current home? I still have adult kids in collage living at home and my mom. I would like to use one of the 2 units to move in and rent the second one without renting my current home. Hope this makes sense.

Currently working on educating myself on all the terms and analysis need it to know if a rental property is worth buying. I've seen several videos on how they work the numbers. I noticed the hosts would already have a good ideal what the numbers are(ARV, Rehab cost, etc.). Does anyone know of a course where you can have some hands on practice so they you can know if you are doing the numbers right?
