I've heard it's hard to find tenants in the winter. Is this just because of weather, or because of the holidays? I'm in florida, so our weather isn't that bad.

As someone here on BP said once if you find a good Realtor consider an informal marriage - they are that rare.

Not saying you can't find them but don't be afraid to play the field to find the one to marry.

Plus pay them - pay them well and often and don't ask for deals.


I think you nailed it Scott. In my experience so far, RE agents don't understand things like the 50% rule for cash flow that we use on the forums. They think in terms of apprecation only. Not that they don't have knowledge. But I don't want to be lulled into a false sense of security by a buyer's agent, an inspector, a contractor or anyone else. I've realized that everythign has to be verifed, no matter how much a PITA it is.

I hope no one is using Glenn Beck as their only source of news. Even other conservatives have complained that Glenn doesn't write his own books. There's no way he can write all those books in between his TV schedule and the radio show, and public appearances. How many books has he put out this year?

I was wondering, if you plan to hold your rental for 7 years and then sell, for example, near the end of that period do you update it to the retail buyer level, putting in hardwood floors, etc., or make it "investor ready" by replacing worn out low end cabinets with new low end cabinets, old vinyl tile with new vinyl tile, for example?

Thanks. I wasn't asked to sign any agreement when I bought my own house, so I don't think it will be a problem avoiding it this time either.

Thanks Ray. I'd seen 25% on the web, and one of my books said only 10% (that didn't seem right). Does it vary more by area (of the country), or just contractor to contractor?

We have lot of vacancies here (central Florida), especially at the apartment complexes.

Is this considered an OK practice, or should I stick with one? I'm talking about a buyer's agent. I would not be signing an exclusive buyer's agent agreements.

I'm planning to use a GC when I find my first house (assuming it needs enough work to require a GC). Is there a rule of thumb for what % markup I should factor in for the GC when estimating the repairs to determine how to make my offer? Thanks.
