What kind of commercial asset is it?
Urban Retail goes between an 8 cap and a 9 cap. I am actually in the process of buying some at an 8.5 cap.

Apartments and Commercial Real Estate are hard to move. You would be very surprised how many sellers will owner finance or carry back 10% even if they are listed.
If the owner wont carry back 10% the conversation is over.

What is your all in costs (purchase plus rehab)?
What does the appraisal come back at?

I live in KC and can probably help getting you into some turn key investments.
I am in expert in the KC market. However, I do not invest in 30k homes nor would i recommend doing that. I stick to the suburb markets where can get a loan against the property.
