Hello everyone I have been on this site for a while now reading and listening to pod casts. I finally know where I want to start and really would like it if someone could guide me in the wholesaling direction. A mentor would be nice but anybody that has a real understanding in wholesaling that can help me get started.  I know wholesaling is like a job and a business and I fully understand that and I am ready to take on that responsibility to be the best at what I do so I can educate myself and grow in that field.  Im looking forward to talking to people on this, thank you.

hello my name is Devrin. Im not new to this site, I have been reading a lot for about a year now. I am looking to get into wholesaling in my area and actually create a business plan and make it official. The problem is I don't know where to start and have no experience. I was hoping someone on this site could guide me in the right direction and getting started. I rather be thrown into the fire and test it out rather than sit around read and be hesitant in starting it. I know wholesaling is not actually investing for passive income but I need to create a source of income to help me invest. I think wholesaling is the best way to go for me to learn about REI. If there is anybody that would mentor me in wholesaling I would appreciate a lot. Thanks!

How do you calculate cash flow? I know the formula (Gross income minus operating expenses minus loan payments equal net cash flow) but can someone fit a real life scenario in this equation?

So I finally put together a plan that I am going to go with since I am in education mode. Tell me what you think. Thanks!

December: Read every book I can get my hands on about real estate(mostly about the basics, Multi families, Deal analysis etc...) Save up as much money as I can to take Ben Leybovich Cash Flow Freedom University course(about $278...around that area). If you want to know more about Ben Leybovich course and history his website is http://justaskbenwhy.com/. Be an active member on BP.

January: Register for Cffu. Save up as much money as I can for an Real estate agent course( about $500 to take a class online). Read as many books as I can about real estate. Be an active member on BP.

February: Be done with cffu. Register for a real estate agent course. Read as many books as I can about real estate. Be an active member on BP.

So what do you guys think? are these good goals for the up coming months? Im just trying to keep moving forward and try not to stop moving forward. Let me know what you think :)

Thanks for the input Kiara. I am looking for a higher level overview of the industry. I when I have enough education of RE, I want to buy and hold properties for long term investments. I want my first property to be a multi and living on one side while I rent out the other. I am looking to become a real estate agent so I can know the in and out of the business.

So I was looking into taking a real estate course at a local college. I called them and they said the class would be around $825 to take the class. What do you guys think should I take this and run with it? Another option I was looking at is there is a real estate company called "Greater Binghamton Association of Realtors" that offer a real estate course for $500 and that does not cover the books I need to buy for the course. Both of these courses are both online. Another one I was looking into is called New York Real Estate Institiute that costs $465 books not included I think. This class is also offered online. What do you think the best choice is in your opinion?
