Hi there @Jered Sturm,

I am currently researching areas in the more southern region of GA, below Macon, and have noted several quiet towns with remarkably strong rental markets. Marrietta, Newnan, really several places in the Northwest quadrant around Atlanta are excellent hotspots for more urban/suburban research. I am more familiar with a buy & hold strategy than flipping - it looks like @Wayne Baines and @Dennis Q. have a good bead on that one. I do agree that Marrieta and the higher rental areas MIGHT hit the 2% you are looking for, but would recommend being REALLY selective on properties - ask around, look at schools, etc. - the numbers and the mood of a neighborhood can both change dramatically from street to street in those areas. Thank you @Josip Galic for starting this thread. I am researching for my first investment property in Georgia and need to think of creative ways to drum up the money without breaking my bank. A 20 or 30% down payment seems to be the 'buy-in' I am getting for investment property purchases. I am thinking a HELOC from my personal property and a few other options. Other than living in the rental (duplex/4-plex) have others found other ways to lower that hurdle for down-payment? VA? HUD? Fannie/Freddie? what's out there that may be a lucrative starting point? Oh, and @Josip Galic , let us know what happens! Happy New Year!

Hello BP!

I just got done listening to the BP rockstar webinar and really enjoyed the website tour by Brandon Turner. I am doing what you said, time to engage BP and get involved!

Currently I am interested in rental property and other avenues toward long-term assets and passive income, but I am still trying to find my niche. Maybe it is in notes or liens or specific types of property? I am open to it all and here to start learning all the opportunities in real estate. Geographically I live in Southern California but frequently travel to Georgia for work and to visit family - these are my two spheres of influence for now.
