I'm guilty as charged as I too have never been inside the Alamo or any other San Antonio Mission...

I've only been to the Towers twice and it was after the age of 25.

That history today is something I love, but growing up, trying to stay alive and out of trouble was my priority on the southside... Haha.

I've been using Section 8 since 1997 and agree, results can be profitable while screening and filtering tenants for properties in all areas of town.

As for why people rent in higher crime areas? Usually it's economics and their personal limits financially, but there are those who were raised in the area who do not see their areas of residence as someone might who doesn't live in those areas... Some have friends and family who may reside in those areas and may find comfort in the neighborhoods which may have higher crime.

For example, if I have a property in Indian Creek, Camelot, or The Glen in San Antonio, Texas... I don't have to appeal to those who live outside those areas to bring a successful tenant to any property I may own. I don't expect anyone who lived in Alamo Heights or Terrell Hills to want to be interested in areas I may have rentals in... Usually tenants will come from within each of their respective neighborhoods they know and grew up in.

I grew up in the Southeast side of San Antonio and thought everyone lived like me. In other words, my normal was abnormal. Now that I'm much older and no longer live in my old neighborhood, I now recognize, the area I grew up in is not safe for my kids, much less was safe for me growing up in that crime ridden neighborhood. 

I still have family in the Southeast side who will live and die in the area... And they do not see the neighborhood as now I see it. Maybe they're content, maybe they're numb to their surroundings, maybe they do not know any better as they have never experienced the contrast of living in better areas of town... Irregardless, it is their choice.

I have a friend who I grew up with since elementary and who still resides in our southside neighborhood. He and his brother own dozens of properties around my old neighborhood and when they have vacancies, he'll advertise through Sec. 8. In one week, he has had a minimum of 15 potential tenants begging to live in his property. 

Why?

Because of family, friends and it is the neighborhood they know. Also it is near the schools... Schools which I attended that were very rough and by today's reviews, rated 2 of 10 (best). Back then, it was probably in the negative. 

Lol. It is sad, but true. 

Anyways, I hope this gives you insight to why people may stay in those areas which may have higher crime. Also Sec. 8, can be an asset when screened correctly. 

Lastly, damage, tagging (graffiti) or theft is more of an issue in these types of neighborhoods. So you need to be proactive when rehabbing, updating or just touching up vacant properties for rental or sale, as to prevent the above from happening. Especially, with single family homes. 

This of course is just my two pesos. Again, I hope this helps.

True, however they were all occupied in my example and very rarely do I have vacancies... Usually there is a three to six month waiting list... It is just the neighborhood that produces bad results. 

One time, there was a bomb scare, on the street behind my apartments. It was a half made wanna-be pipe bomb... That could be bad for business. Just recently (2014) near some other properties there was a killing (homicide) in some apartments a couple streets over.

Yes, crime can happen anywhere, but some areas, crime is just more frequent.

I've been using Rex Reports since 1997... 

I love it.

Call Elizabeth, order your list and ask her to send you the Excels or PDFs to Email and Hard Copy to address. You can also access info right off their website. I have ordered the Posted, Sold, and Trustee lists... 

They post in increments, sometimes between four to five Emails which you will receive as the properties are filed at the courthouse in bulk.

I prefer using Excel as it is easier to control.

Rex Reports provides quite a bit of info which will also include liens on propertis such as IRS, Child Support, Taxes, Mortgages, HOA, Mechanic or Vendor liens, and others.

Let her (Elizabeth) know Big Henry from San Antonio sent you... If you have any issues with your order, she is very accessible and immediately resolves any issue.

Bad to War-zone areas... And these are to name a few.

Just yesterday, there were four 4plexes (16 units) for sale in the NE SATX with outstanding numbers... I asked the Realtor where they were located he stated, “Windcrest”, which is a decent area...

He refused to give me an address as it went under contract the day (yesterday) of my interest. I pressed him and again he responded, "Windcrest". Then I responded, “As long as it is not in the Glen or Camelot subdivision, I may be interested.” – He then came back, “Oh sorry, it is the Glen area.”.

Yeah... Not interested. However, the numbers would have generated $1K per month per 4plex passive profit… I may have chanced it, but it would have been a huge risk.

I have owned several properties in areas such as Indian Creek (SW SATX) off Five Palms, and they did well (profit) in that area, but it was hard rehabbing or updating, when vacant, as the loving neighborhood usually stole my purchases (A/C Central Units, etc.) in these properties.

Just my two pesos.

 I never get phone numbers with the lists I buy. How are you getting phone numbers to cold call your list results?

Actually, I have to hunt down their phone number(s) at times via internet. Sometimes if there are a handful of properties in a designated area, I'll speak to neighbors. Ever so often I'll get lucky and they'll have the owner's number.

Lastly, I should clarify my lists are primarily foreclosures, so when I send (mail) or deliver letters, I'll usually get  an average of 3% response rate. So they call me and I take it from there.

I'm not sure if I even answered your question, but I hope you get the gist of what I'm trying to articulate in this response.
